Project History

HM Prison Wakefield is the largest maximum security prison in Western Europe. In June 2014 Fella Building Services Consultants appointed Cadnet to deliver an MEP BIM model of the roof covering the F Wing development. Following delivery of the model Cadnet was also appointed to deliver a COBie Drop 3 dataset for the same area.

This was a typical small-scale services Level 2 BIM modelling project with the additional challenge of a COBie Drop in line with the RIBA Design Development and Technical Design Stages D & E.

Our Approach

The starting point was for Cadnet to verify the accuracy of the MEP data before converting the pdf drawings into Revit to create a fully coordinated 3D BIM model.

Initially Fella Building Services Consultants chose to use generic data elements within the model, which meant standard take-offs could be generated for their procurement process. Throughout the modelling process the client had full visibility of the model and the ability to make decisions on the potential design options.

However following development of the model the client requested delivery of a corresponding COBie Drop 3 dataset. Fortunately Cadnet had embedded the COBie schema and part-populated the data from the outset. Therefore once the remaining data was supplied by the client and used to populate the model, the COBie data drop for the project could be exported. And following a formal review the COBie data drop was approved by the client.

The Outcome

This job demonstrated how a small-scale MEP modelling project can be delivered in line with the current Government Level 2 BIM strategy. However because BIM Level 2 requires delivery of a lot more detail than in a traditional construction project, getting the data in the right format first time is essential for the project to run on track. And this is where the BIM coordination role can really add value to the project.
